Junk Removal in
Old Town Scottsdale

The Optima, Scottsdale Waterfront and Inspire tower belt wrapped around the Old Town entertainment district (85251, 85257) doesn't let just anyone move furniture through the lobby — it wants a Certificate of Insurance naming the association and a reserved freight elevator. We issue the COI same-day, book the elevator and dock window, and carry it out. Flat photo-quoted price from $75 — a couch is $170, a whole unit is truck-fill from $325. No high-rise surcharge, no Arizona sales tax on the service.

How a tower job works in Old Town

1 · Send a photo

One shot of the piece, the room, or the whole unit. An exact flat price comes back in seconds — no walkthrough, no estimator visit, no "we'll confirm on site."

2 · We clear the building

Send us the COI naming language your management office wants and we issue it, then book the freight elevator and the loading-dock window your building sets.

3 · In and out clean

An insured crew carries it from the unit, protects the corridor and elevator, loads at the dock, and leaves inside the reserved window. Nothing stages in a common area.

The tower belt, and why it's a different job

Old Town Scottsdale is where the Valley's condo density actually lives. The Optima buildings, the Scottsdale Waterfront towers and Inspire form a genuine mid- and high-rise belt around the entertainment district and the canal — and the ownership mix behind those doors is unlike anywhere else in the metro. A big share of these units are investor-held and run as short-term rentals, which means they churn: guests, refits, refurnishings, and periodic gut-and-restage cycles. Layer on the snowbird condos that get closed up every spring, and the result is a neighborhood where somebody is always emptying a unit.

That's a completely different job from a suburban garage. There is no curb. There's a unit door, a corridor with a turn in it, a service elevator with a fixed opening, a dock with hours, and a management office that decides whether you get in at all. Half the work is paperwork and scheduling. That's the part we own — and it's what this page is about, across everything a unit contains, not just the couch. (If it is mainly furniture — sofas, sectionals, bedroom sets — our Old Town furniture removal page goes deeper on the piece-by-piece variants.)

One footprint note, because it confuses people: 85251 straddles Old Town and Arcadia. If your building is on the Scottsdale side of the line — the tower belt, the Waterfront, the district itself — this is your page. If you're in the Arcadia flood-lot ranch houses under Camelback, the job is a garage and a yard, not an elevator, and Arcadia has its own page.

How much does junk removal cost in Old Town Scottsdale?

Flat and photo-quoted, with the building work already inside the number. A few pieces price per item; an emptied unit prices as truck-fill, by the fraction of the truck it fills.

Sofa / couch$170

Half truck (4/8)$580
Five-eighths (5/8)$690
Three-quarters (6/8)$790
Seven-eighths (7/8)$890
Full truck (8/8)$985

$75 minimum on any job. The COI, the freight-elevator booking, the dock coordination, the carry from the unit and the disposal are all in the price — there is no high-rise fee, no floor fee and no paperwork fee. Emptying a whole unit? One photo set of the rooms gets one combined truck-fill number, which beats pricing a furnished condo item by item. No Arizona sales tax on the service.

Outside context: third-party cost surveys put a typical Phoenix-metro junk-removal job at roughly $226–$237, while national franchise Junk King publishes truck-fraction pricing in the $389–$658+ range depending on how much of the truck you fill. Those franchise figures are quoted on site after the crew sees the load; ours is fixed from a photo before anyone is dispatched, which matters more when you're trying to hold a flip schedule.

Does Scottsdale pick it up from a condo tower?

The City of Scottsdale runs its own bulk program with its own rules — check the city's page for the current specifics, because they're Scottsdale's, not a Valley-wide standard. But in an Old Town tower the question mostly answers itself: there is no curb. A municipal bulk program collects from a residential street frontage, and a unit on the eleventh floor of a Waterfront building doesn't have one. Nor is the building's trash room a bulk drop — it's sized and permitted for bagged household waste, and leaving a mattress or a sectional in it is the fastest way to get the removal billed back to your unit with a violation on top.

For scale on how thin Valley municipal programs have become, the City of Phoenix program next door — the one most people are thinking of — is now appointment-based, capped at four collections per calendar year, scheduled up to three business days out, with items set out no more than seven days early. That's Phoenix's rule, not Scottsdale's, and even at its most generous it's a single-family-home program. In the tower belt the practical options are: get it into the freight elevator with a booked window and an insured vendor, or don't move it at all.

What we take out of Old Town units

What happens to it after we load

Old Town loads are often good furniture — an investor restages a unit and perfectly usable pieces come out. Those go to donation first: Goodwill of Central & Northern Arizona, St. Vincent de Paul and Habitat for Humanity ReStore all take clean, resellable furniture across the East Valley, and we'll send you the donation receipt on request — which for an investor is a real line item rather than a nicety.

TVs, monitors, computers and printers are separated as e-waste and routed to electronics recyclers rather than buried in a mixed load. Metal is recycled — bed frames, sofa frames, appliance shells, shelving. Anything with refrigerant in it (mini-fridge, in-unit AC) goes through EPA-certified recovery before the shell is scrapped. What's genuinely spent goes to disposal on the convenient Scottsdale route, Salt River Landfill, where commercial tipping runs about $60–$70 per ton. Cheap desert disposal is exactly why we can afford to sort properly instead of dumping everything to protect a margin.

Buildings, COIs, elevators and docks

This is the part that decides whether a job happens on schedule. Old Town's condo associations require a Certificate of Insurance before a vendor uses the freight elevator or the dock — typically at least $1M general liability per occurrence, with the association and the management company named as additional insured. Every management office words that slightly differently. Send us the exact language yours uses and we issue the certificate to match, normally the same day, so the management office isn't the thing holding up your Friday.

Then the logistics. Freight elevators are reserved days in advance in most of these buildings, with padded-wall protection and a fixed block of time; loading docks have hours, and in the Waterfront and Optima buildings the dock is shared with move-ins, deliveries and trash service. We schedule to whatever window your building gives us and we're built to work inside it — crew sized so the unit empties in one reservation rather than spilling into a second day.

Inside the building we behave like a vendor that wants to be let back in: corridor and elevator protection, nothing staged in a lobby or common area, sectionals split in the unit rather than wrestled around a corridor turn, and the freight lobby swept before we leave. The Old Town district's own street congestion — bar traffic, valet stands, event weekends — is our problem to plan around, not yours. And none of this costs extra: there is no high-rise surcharge, the floor number doesn't change the price, and a couch from the twelfth floor is the same $170 as a couch from a ground-floor unit.

Old Town junk removal questions, answered

How much does junk removal cost in Old Town Scottsdale?

Flat and photo-quoted: large TV $98, queen mattress $139, king $154, dresser $169, sofa $170, dining table $174, sectional 2-piece $190 / 3-piece $249 / 4-piece $307. A whole unit prices as truck-fill — quarter $325, half $580, three-quarters $790, full $985. $75 minimum, COI, elevator booking and disposal included, no Arizona sales tax on the service.

Do you provide a COI for my building?

Yes, usually same-day. Typically $1M general liability per occurrence naming the association and management company as additional insured — send us your management office's exact wording and we issue it to match.

Does the city take it from a tower?

No, and the trash room isn't a bulk drop either — furniture left there gets billed back to your unit. Scottsdale's bulk program is built for single-family homes; Phoenix's next-door program is appointment-based, four collections a year, three business days out, items out no more than seven days early. In a tower it's the freight elevator or nothing.

Is there a high-rise or elevator surcharge?

No. Floor number, elevator, dock wait and paperwork are all inside the flat price.

How fast can you clear a unit for a flip?

Same or next day in most cases. The real constraint is your building's elevator reservation and dock hours — give us the window and we work inside it.

Can you take a big sectional out?

Yes — 2-piece $190, 3-piece $249, 4-piece $307. We split it in the unit so it clears the door, the corridor turn and the service-elevator opening.

What happens to the furniture and electronics after pickup?

Anything clean and resellable goes to donation first — Goodwill of Central & Northern Arizona, St. Vincent de Paul and Habitat for Humanity ReStore all take usable furniture — and we'll send the receipt on request. TVs, monitors and computers are separated as e-waste, metal frames and appliance shells are recycled, and only what's genuinely spent goes to disposal, which on this route runs through Salt River Landfill at roughly $60–$70 per ton.

Is it cheaper than a traditional full-service hauler?

It's fixed in advance, which is the difference that matters on a schedule. Franchise haulers such as Junk King publish truck-fraction pricing around $389–$658+, confirmed on site; third-party surveys put the metro average around $226–$237. Ours comes from a photo before dispatch and includes the COI and the carry-out.

Frequently asked questions

Do you provide a COI for my Old Town building?

Yes, and usually the same day you ask. Old Town's condo towers require a Certificate of Insurance before a vendor touches the freight elevator — typically at least $1M general liability per occurrence, naming the association and the management company as additional insured. Send us the exact naming language your management office uses and we issue it to match, then book the elevator and dock window around it.

Does the city pick up bulk trash from a condo tower?

In a tower the question is basically moot: there is no curb to put anything on, and the building's trash room is for household bags, not a sofa. Scottsdale runs its own bulk program with its own rules for single-family homes — check the city's page for those. For scale, the City of Phoenix program next door is appointment-based, capped at four collections per calendar year, booked up to three business days out, with items out no more than seven days early. None of that helps a unit on the eleventh floor.

How fast can you clear a unit for an investor flip?

Same or next day in most cases, and that is usually the whole point in Old Town — a short-term rental sitting empty between bookings is losing money every night. The constraint is almost never our schedule; it is the building's elevator reservation and dock hours. Tell us the window your management office will give you and we work inside it.

Can you take a large sectional out of a condo?

Yes — sectionals price by piece count: 2-piece $190, 3-piece $249, 4-piece $307. We split them into their sections on site so they clear the unit door, the corridor turn and the service-elevator opening, which is the specific reason people give up trying to move one themselves.
