The short answer

What that looks like in practice: a studio or one-bedroom near ASU with a mattress, a desk and a pile of bagged leftovers is usually a quarter to three-eighths. A two-bedroom where the tenant left furniture is a half. A furnished three-bedroom in Mesa, Glendale or Peoria being reset is a full truck.

The Valley's turnover calendar

Phoenix rentals do not turn evenly through the year, and knowing the peaks is the difference between a two-day turn and a two-week one.

  • Late July and August. The student flip around ASU in Tempe, ASU Downtown, and GCU in west Phoenix. Highest-volume window of the year, and everybody needs the same three days.
  • April and May. Snowbird and seasonal departures. Furnished winter rentals across Scottsdale, Mesa, Sun City and the east Valley get emptied or refreshed.
  • October. The reverse — seasonal units being prepared for arriving winter residents, which means the old furniture goes now.
  • Year-round. Ordinary lease ends, which in a metro growing this fast is a constant stream.

If your turn falls in the first two windows, book ahead. Not because the price changes — it does not — but because the good slots go.

What tenants leave behind here

A fairly consistent list, with prices if you want to check an item read against the truck read: a sofa at $126, a queen mattress at $103, a box spring at $92, a standard bed frame at $68, a flat-pack bookcase at $100, a standard desk at $83, an office chair at $61, a TV from $62 to $73 by size, a microwave at $30, a mini fridge at $115, and bagged material in bands — ten bags is $132, twenty is $259, thirty is $385.

Two Valley specifics. Window AC units get left behind constantly in older stock across Maryvale, central Phoenix, Mesa and Glendale, where tenants buy one for the back bedroom — $87 for a small unit, $109 for a large one. And patio furniture gets abandoned on the balcony or the small walled patio, where a summer has usually finished it: patio chairs are $30 each, a patio table is $89.

A typical one-bedroom turn

Mattress at $103, box spring at $92, standard bed frame at $68 and a flat-pack bookcase at $100 comes to $103 + $92 + $68 + $100 = $363. Add ten bags of leftover contents at $132 and you are over the half-truck rate of $431, so the truck read prices it at $431 instead.

That is the normal pattern on turnovers: the item list and the truck ladder cross quickly once bags are involved. We quote both and you get the lower one, so there is nothing to work out on your side.

Speed is the whole product

A vacant unit costs you every day it stays vacant, and the clear is the first task in a chain — clear, then paint, then carpet or flooring, then clean, then list. Everything downstream is blocked until the unit is empty.

So the useful things are a fixed date, a fixed price and a slot rather than a window. You get a number from photos before booking, the crew arrives in the slot, and the unit is empty when the painter turns up. Nothing is added on the day.

Access in Valley rental stock

Three common shapes, all straightforward.

Single-family rentals. The bulk of the Valley's rental stock outside the student corridors. Wide driveway, roll-up garage door, short flat carry. Easiest case.

Garden apartment complexes. Very common across Tempe, Mesa, Glendale and central Phoenix. Second and third-floor units with exterior stairs. No stair charge. Tell us the building and unit number and whether there is a gate code.

HOA-governed rental homes. Increasingly common in Gilbert, Chandler, Peoria and Queen Creek. The relevant constraint is that nothing can be staged in the driveway, so the clear happens in one movement from inside the house to the truck.

Guard-gated community? Tell us at booking so access is arranged rather than improvised on the day.

Do not use the complex dumpster

Worth saying plainly because it spikes every August. Filling a complex's bins with a unit's worth of furniture is dumping on a private service, complexes across Tempe and west Phoenix respond to it aggressively, and it is the landlord who wears it. The same applies to leaving material beside the bin enclosure.

It is also usually a false economy. A quarter truck at $241 costs less than the fine and the follow-up, and it happens on your schedule.
